Founded in 2008, Leonardo Management provides property and asset management services, on a third-party basis, throughout California, Arizona, and in select marketing eastward. Originally launched as the in-house management platform for the highly-regarded Los Angeles developer, The Kor Group, Leonardo soon developed a reputation amongst investors as a manager capable of coaxing a superior level of service and performance out of assets which had languished with status quo management efforts.

Great leasing can overcome poor property amenities, inferior locations, and achieve the top-of-market rents most owners need to achieve their targeted ROI. Conversely, poor leasing can stunt the performance of even the most beautiful, well-located property ever built. Therefore our focus at Leonardo has been to build the best possible leasing program and what we’ve developed is unparalleled in the industry. While many property management companies may train their staff once or twice a year on leasing, Leonardo has annual, quarterly, monthly, weekly and even daily leasing training activities. The results of this continuous focus speak for themselves; Leonardo-managed properties typically enjoy occupancies 1%-2% higher than market comps and Leonardo’s leasing agents were recently ranked #1 in the entire country by Ellis Partners in Mystery Shopping for their customer service and leasing execution.


At the heart of Leonardo’s proprietary platform is Leonardo Logic Systems – a proprietary, patent-pending software application which gives unparalleled control and oversight into day-to-day property operations. Through this web-based application, property managers are given detailed daily guidance as to which operations, maintenance, and training action items are a priority. Their progress is tracked through a regional manager interface, and every client of Leonardo is provided their own read-only access so that they can check on what’s happening at their property. Everything from performing annual roof inspections to the daily property site walk checklist is scheduled throughout the year so that no detail ever goes overlooked.


Leonardo Management cut its teeth overseeing an owner’s portfolio and we keenly understand the perspective of real estate investors looking to maximize NOI. The tools we’ve developed to better analyze our own portfolio are now available to all of our clients. Weekly and monthly dashboards, marketing planning and assessment charts, and web-based applications to project escrow account shortfalls or flag odd blips in the income statement are all proprietary tools Leonardo has developed over the years. As a result, investors get rich visual reporting data and meaningful variance reports which help assess the health of an asset at a glance.


Hand-in hand with leasing is a strong marketing program. In the past, this was easy – there were a handful of publications and properties advertised in the publication most relevant to their demographic. Now the playing field has changed. Online advertising is the unquestioned king for driving leasing traffic and once again, Leonardo has a cutting-edge platform to maximize a property’s online presence. Beyond and Craigslist, there are Social Media strategies to implement, YouTube videos to produce, and online leasing applications which allow today’s technology savvy prospects to apply and place a deposit on an apartment online without leaving their couch. While many other property management companies are still using Microsoft clip art to create flyers, Leonardo was one of the very first management companies to generate QR codes for banners, signs, and other outside marketing material.

Daniel Cunningham

Daniel Cunningham is a Founder of Leonardo Management Group while serving as Managing Director of Asset Management at The Kor Group in Los Angeles. As the author of “365 Days of Property Management”, Cunningham is a recognized expert in property operations and is the Founder and creator of Leonardo247, an operation oversight application which automates the oversight of real estate assets by telling property managers what maintenance, operations, and risk management tasks to perform each day based on a property’s unique location, equipment and amenity profile. Prior to Kor, he co-founded LivingHomes, a home-builder/developer where as Vice President of Operations he was responsible for internal operations as well as construction project management efforts. Cunningham previously served as Director of Asset Management for AIMCO where he was responsible for oversight of nearly 10,000 multifamily units between the Midwest and West regions. Cunningham was also Managing Director for Westmark Harris Real Estate Investments, a private company that developed several mixed-use southern California properties under his leadership. Cunningham speaks frequently on the subject of streamlining operations and improving leasing. He has a Civil Engineering degree from the University of Arizona.

Douglas Mellen

Executive Vice President
Douglas Mellen is a Founder of Leonardo Management and oversees all aspects of client development for new management engagements and Leonardo’s due diligence consulting services. Mellen also oversees Leonardo’s asset platform. Mellen’s expertise combines a blend of asset management and acquisition experience within private equity and institutional real estate and finance. He has taken lead in underwriting, due diligence, deal execution, and investor reporting for approximately $1BN of core, value-add, and more opportunistic investment strategy projects nationwide for companies such as Capmark Financial Group, Buchanan Street Partners, and StarPoint Properties. As such, Mellen brings a keen sense for identifying project-level operational inefficiency and value-creation potential for Leonardo’s clients. Mellen began his career as an Asset Manager for Apartment Investment Management Company (AIMCO) where he oversaw operations and partnership management for the company’s Midwestern affordable multifamily portfolio. Mellen has an Arizona Brokers License and received a Bachelor of Arts in Economics from the University of Washington.

Kimberly Gresel

Director of Operations
Kimberly Gresel’s operations management experience spans nine years and includes senior management oversight roles at institutional grade communities totaling over 3,000 units. Gresel manages all regional teams across Leonardo Management’s third party platform as well as its Human Resources and Administration departments. Kimberly has been a leader in the industry, exhibiting top level experience within resident retention, expense reduction, marketing, affordable housing, and risk management components. Kimberly began her career with Archstone Communities where she achieved operational performance awards including customer service excellence, occupancy, employee of the month, and led the entire Southern California Archstone portfolio in leasing. Gresel joined Leonardo Management in 2011 as the General Manager in San Diego. Kimberly has a Bachelor of Arts in Psychology from California State University-Long Beach and a Masters of Business Administration from the University of Phoenix.
